Our Block Management package covers three main areas: accounting for the income and expenditure of the property; the maintenance of the structure and communal areas, and; ensuring that the above are dealt with in accordance with your legal obligations.

Our bespoke block management software package provides for prompt rent and service charge collection, and also allows us to identify and deal with arrears proactively. It also facilitates the production of accurate income and expenditure reports. In accordance with good accounting practice, the monies for each individual property are held in a ring-fenced client account.

From the outset of our instruction we will agree with you an expenditure limit for the property, based upon an initial property appraisal; this budget should then adequately cover any repairs and maintenance during the financial year. Subsequent property visits will be undertaken to ensure that the property is being maintained in accordance with the budget and to a satisfactory standard.

Throughout London, our property visits also enable us to ensure that both the Freehold and Leasehold covenants are being upheld by the relevant parties. We can advise on your legal obligations in respect of Health & Safety, Employment Law and Leasehold statute. We also offer a Companies House and secretarial service.

Our service includes:

  • Dealing with the Freeholder's repair and maintenance obligations
  • Prepare and administer ground rent and service charge demands
  • Preparation of annual service charge budgets
  • Provide annual reports of income and expenditure
  • Inspections to common parts at a frequency agreed with client
  • Advise on compliance with relevant leasehold obligations
  • Maintain adequate insurance policies for the client
  • Advise on compliance with any statutory obligations, including notices
  • Attend all AGMs and directors meetings as required
  • Companies House and secretarial service
