Spacious family houses, trendy loft conversions and genteel Victorian terraces overlook the tree-lined avenues, scenic River Lea and picturesque parks in the E5 area of London.
Clapton is separated by Lea Bridge roundabout. Like much of East London, Lower Clapton is socially and ethnically diverse, reflected in the variety of shops and amenities that offer African, Caribbean, Asian and Turkish produce between the grocers and bakeries. Upper Clapton is generally peaceful and leafy, often considered to be one of the most photogenic districts of Hackney. Here you can stroll along the River Lea to escape the bustle of the city – stopping at Springfield Marina to look at houseboats, and the open spaces of Springfield Park which boasts tennis courts, a cricket pitch and a nature reserve.
Over the past decade, Hackney has seen a real gentrification of which Clapton too has benefited. This will be further helped by the construction of the Olympic Village on the other side of the Lea Valley and some property investors predict that Upper Clapton Road will be another Victoria Park by 2012.
Clapton is a district in the London Borough of Hackney, roughly bounded by the Haringey district of South Tottenham to the north, Clifden Road to the south, Lea Valley to the east and the Hackney downs and Stamford Hill to the west.
Clapton offers efficient bus and rail connections. Clapton Station provides a speedy service into the City, Hackney Central operates a service from Stratford west to Richmond, and commuter trains bound for Liverpool Street pass through Hackney Downs in the south. Frequent day and night buses connect Clapton with the City and surrounding areas. For swift access out of East London, the M11 lies just beyond Lea Bridge Road and the East Cross Route is just beyond Hackney Marshes.
Key streets and landmarks include Upper Clapton Road, Lower Clapton Road, Lea Bridge Road, Northwold Road, Clapton Pond, Clapton Square, Sutton House, Round Chapel, the Church of the Good Shepherd, New Synagogue and the Anchor and Hope pub. Nearby areas close include Lea Bridge, South Tottenham, Stamford Hill, Leyton, Hackney Central and Homerton.
Generally, property in Upper Clapton will be marginally more expensive than its southern neighbour – especially the sought after property leading down to the River Lea by Springfield Park and the Marina. Spring Hill boasts Victorian terraces, which run parallel to Craven Walk – an 80's development of houses and flats. Away from the river, Upper Clapton’s most enviable property is the attractive Georgian terrace on namely Clapton Terrace.
Lower Clapton has a great deal of Victorian and Edwardian terraces, which sit on tree-lined avenues north of Millfields Road. For more affordable properties, look further south to where Clapton adjoins Hackney Marshes and the Kingsmead Estate; for more affluent tastes, roughly half a million will purchase a property in the small network of winding streets linking up to Clapton Square, a garden plot surrounded by grand listed Georgian houses.

With an abundance of luxurious loft conversions, Clapton is certainly moving in the direction of its more affluent neighbours, yet is still a centre for budget accommodation with new developments, local authority housing and ubiquitous Victoriana sharing space offering cheaper deals. Like nearby Shoreditch, flat conversions and warehouse developments offer enviable accommodation but remain substantially cheaper than its south-western neighbour. Plot developments on Theydon Road, Mount Pleasant Hill and Asheden Road will offer more options. Close to the attractive stretches of the River Lea and Springfield Park and unpretentious charm of Lower Clapton Road.
