Rydon, in partnership with Family Mosaic, has started the redevelopment of the former Queen Elizabeth Children’s Hospital on Hackney Road, E2, taking this historic building forward for future generations to enjoy.
Rydon is designing and building the 188 new homes, of which 116 will be for open market sale, under the brand ‘Mettle & Poise’, referencing the stoic East London of the past and elegant, sympathetic addition of the new. These one, two and three bedroom apartments are contained within 4 apartment cores, adjacent to Hackney City Farm, set within the conservation area.
The hospital has a rich history and the original historic façade will be retained and refurbished as a permanent reminder of the site’s history with new buildings developed behind, blending the past with the future.
The site was first used as a hospital in 1870 by two sisters, Ellen and Mary Elizabeth Phillips, with the creation of the buildings along Goldsmiths Row, and later Hackney Road at the beginning of the 20th century. A series of alterations and extensions continued in the 1930s and finally the Hayward Building was completed in 1972.
The hospital became part of the NHS before the building was decommissioned, finally closing its doors in 1997.
The plans for the redevelopment are backed by London Mayor Boris Johnson as part of his on-going commitment to accelerate the number of homes being built for Londoners by releasing public land for development. All homes will be compliant with the London Housing Design Guide, developed by the Mayor of London, and Code for Sustainable Homes Level 4.
Planning approval followed more than 12 months of consultation by the project team, which included HTA Design, working closely with the local community, the London Borough of Tower Hamlets and the Mayor’s Office.
In addition to the 116 open market sale properties the development also incorporates 72 properties for the shared ownership sale and Family Mosaic rented properties.
